Vancouver WA Neighborhoods: Which One Fits Your Lifestyle?
Vancouver, Washington isn't one neighborhood. It's a collection of communities, each with its own character, price range, and best-fit buyer. Whether you're coming from Portland or relocating from further out, knowing which part of Vancouver matches how you actually live will save you time and make sure you end up somewhere you love.
Here's my guide to the five-ish main areas.
Felida: The Westside Gem
If you're coming from Portland's westside (Beaverton, Lake Oswego, or the west hills), Felida will feel like a natural fit. Located in northwest Vancouver, it's one of the most established and desirable neighborhoods in Clark County.
- Vibe: Mature trees, winding streets, larger lots, strong sense of neighborhood identity
- Schools: Among the highest-rated in Clark County (Ridgefield and Vancouver school district boundaries vary)
- Price range: $550,000–$750,000+, with some estates well above that
- Best for: Families, move-up buyers, buyers who prioritize quiet streets and good schools over urban access
Felida tends to have less inventory than other parts of Vancouver, and when something good comes on the market, it moves quickly. Buyers in this area need to be ready to act.
Salmon Creek: The Sweet Spot
Salmon Creek is probably the area most buyers end up in, and for good reason. It sits in the northwest part of the city, close to PeaceHealth Southwest Medical Center, and offers a well-rounded mix of established neighborhoods and newer construction.
- Vibe: Suburban, family-friendly, walkable to parks and some retail, community-oriented
- Schools: Strong — primarily in the Evergreen School District's newer campuses
- Price range: $450,000–$580,000 for most single-family homes
- Best for: Families with school-age children, healthcare workers, buyers who want solid value and community infrastructure

Fisher's Landing: East Vancouver's Practical Choice
Fisher's Landing sits in east Vancouver, close to the 205 freeway and PDX.
- Vibe: Suburban, newer construction heavy, more retail-oriented than residential-cozy
- Schools: Generally well-regarded; Evergreen School District
- Price range: $420,000–$530,000
- Best for: Commuters, buyers prioritizing newer homes, buyers who want easy retail and highway access
Fisher's Landing doesn't have the wooded charm of Felida or the community depth of Salmon Creek, but it's well-organized, practical, and tends to offer more inventory than northwest Vancouver.
Downtown Vancouver and the Waterfront District
Downtown Vancouver has changed meaningfully over the last decade. The Columbia River waterfront development brought new condos, restaurants, hotels, and a genuine pedestrian environment that didn't exist before. If you're coming from Portland's Pearl District or inner NE, this is the part of Vancouver that will feel most familiar.
- Vibe: Urban, walkable (by Vancouver standards), growing food and arts scene, waterfront access
- Schools: Less relevant — this area primarily attracts couples, empty nesters, and young professionals
- Price range: Condos from ~$300,000; newer townhomes and lofts $400,000–$600,000+
- Best for: Buyers who want urban energy, walkability, and proximity to the river; downsizers from larger Portland homes
Worth noting: the waterfront area is still developing. Buying here is partly a bet on continued growth (which I think is a reasonable bet), but it's worth going in with eyes open.
Cascade Park: Value and Stability
Cascade Park is one of Vancouver's most established east-side neighborhoods, built primarily in the 1980s and 1990s. It lacks the polish of Felida or the new-build appeal of Fisher's Landing, but it offers something both of those lack: proven value and a stable, long-established community.
- Vibe: Classic suburban, mature neighborhoods, well-maintained ranches and two-stories
- Schools: Evergreen School District; solid options within the area
- Price range: $390,000–$480,000
- Best for: First-time buyers, value-focused buyers, those who want more square footage for less money
Cascade Park is often where buyers who've been priced out of northwest Vancouver end up — and many of them are glad they landed here.
Other Areas Worth Knowing
Battle Ground / Ridgefield (North Clark County)
Further north, Battle Ground and Ridgefield offer a more rural feel, newer master-planned developments, and lower prices — with the trade-off of longer commutes. Great for buyers who work remotely or in north Clark County.
Camas
Technically its own city, Camas sits just east of Vancouver and has developed a strong reputation for excellent schools, a charming downtown, and a tight-knit community. Prices are competitive with Felida, and demand is consistently high.
How to Choose
The right neighborhood comes down to three things: where you work, what your family needs, and how you want to feel when you pull into your driveway. Those answers narrow the map pretty quickly.
