October Q&A Series Q22: Moving from Portland to Vancouver. How to Commute?

Question 22: Moving From Portland to Vancouver: How Should I Choose a Neighborhood and Test the Commute?

Every week, someone in Portland looks across the river and wonders. More house for the money? Different taxes? A yard? Vancouver can be a great move. The secret to loving it is choosing your neighborhood around the trips you actually take, not the ones you hope to take.

Start with your real destinations

Before you look at a single listing, write down where you go regularly:

  • Work, and which days you’re actually in the office.
  • School, daycare or activities.
  • The airport, family, your gym, your favorite Portland restaurants.

A job near PDX or in east Portland points you toward one side of Vancouver. A job downtown or in north Portland points you toward another.

Two bridges, two personalities

I-5 (the Interstate Bridge) connects downtown Vancouver with north Portland. It’s the direct route to downtown Portland and is known for heavy rush hour backups.

I-205 (the Glenn Jackson Bridge) connects east Vancouver with the airport area and east Portland. It’s often the better choice for east side jobs.

Many people pick their neighborhood almost entirely by which bridge they’ll use.

What’s changing with the I-5 bridge (as of early October 2026)

The Interstate Bridge Replacement Program is moving forward. Program leaders said in March 2026 that the first phase of a new I-5 bridge could open to drivers around 2034. Tolls on the current I-5 bridge are expected to start before then, likely no earlier than 2027, and rate scenarios under discussion have ranged from roughly $1.55 to $4.70 per trip. Final rates hadn’t been set as of this summer. The I-205 bridge is not part of the I-5 tolling plan.

If you’ll cross I-5 daily, build a possible toll into your budget now.

Neighborhoods to explore

  • If you love walking to dinner and want the quickest hop to the I-5 bridge, look at Downtown Vancouver and the Waterfront.
  • If you like a classic neighborhood main street with older homes, explore Uptown Village and the streets around it.
  • If you want newer homes and easy I-5 access to the north, look at Felida and Salmon Creek.
  • If your commute heads to the airport or east Portland, check out Cascade Park, Orchards and Fishers Landing near I-205.
  • If you love small town charm and trails and don’t mind a slightly longer drive, Camas and Ridgefield are worth a visit.

Test the commute like you mean it

  1. Drive it at your real hours, both directions, on a weekday. A Sunday test drive tells you nothing.
  2. Try a Friday afternoon and a rainy morning. Those are the days that test your patience.
  3. Try both bridges if you could reasonably use either.
  4. Check transit options. C-TRAN runs bus service into Portland, including express routes, if you’d rather read than drive.
  5. Apple Maps & Google Maps are great resources for traffic estimates. Compare their estimates and your real life examples to get a solid prediction for life across the river before you commit.

One quick note on taxes

Washington has no state income tax, and Oregon has no sales tax. But if you live in Washington and work in Oregon, you’ll generally still owe Oregon income tax on those wages. Talk with a tax professional about your situation before assuming big savings.

How I help cross river buyers

I’m licensed in both Oregon and Washington, so I can help you sell on one side and buy on the other with one point of contact and one coordinated timeline. (Post 4 covers selling and buying at the same time.)

Thinking about the move north? Let’s map your actual commute and find neighborhoods that make it easy.

Transportation and toll information is as of early October 2026 and may change. Check the Interstate Bridge Replacement Program and C-TRAN for current details. This post is not tax advice.
