What I Wish Sellers Knew Before Listing

Touring listings with buyers in tow, you start noticing the same handful of things. And wish someone had told these sellers earlier. So here it is, the earlier version.

Your home does not need to be perfect before it hits the market, but it does need to be presentable, and those are different standards. Buyers can mentally look past a dated light fixture. They struggle to look past clutter, strong odors, or a house that clearly hasn't been cleaned in a while. Deep clean and declutter before you worry about anything bigger.

The first two weeks on market matter more than sellers expect. Buyers and agents are watching new listings closely, and a home that sits without much activity in that window can start to look stale, even if nothing's actually wrong with it. This is exactly why getting the price and the presentation right from day one matters so much.

Not every project pays you back. Full kitchen remodels rarely return their full cost at sale, while smaller things like fresh paint, decent landscaping, and fixing obviously broken items tend to move the needle more per dollar spent. If you're weighing a big project before listing, ask first, it might not be worth it.

Showings are disruptive, and that's just the nature of it. Keeping a house "show ready" for weeks at a stretch is genuinely exhausting, especially with kids or pets in the mix. It helps to know that going in rather than being surprised by how tiring it is three weeks into the process.

And maybe the biggest one. Feedback from showings is not the same as feedback from an actual offer. It's easy to fixate on one comment a buyer's agent passed along about the paint color, but the number that actually matters is the offer on the table, or the lack of one, and why.

If you're thinking about listing sometime this fall, this is a good time to start that conversation, not the week before you want the sign in the yard.
