What I Wish Buyers Knew Before House Hunting

After several years of walking buyers through this process, there's a pattern to the things that catch people off guard, not because anyone did anything wrong, but because nobody explained them ahead of time. So here's the list I wish every buyer had before they started touring homes.

Pre-approval and pre-qualification are not the same thing. A pre-qualification is a quick, informal estimate based on what you tell a lender. A pre-approval means a lender has actually verified your income, assets, and credit, and is willing to put a number behind it. In anything close to a competitive market, sellers and their agents know the difference, and an offer backed by a real pre-approval carries far more weight than one backed by a guess.

The house you fall in love with online is rarely the house you end up buying. Photos, and honestly your own imagination, tend to build up expectations that don't survive a walkthrough. That's not a bad thing. Touring homes teaches you what actually matters to you in person, room flow, natural light, how a street sounds at 5pm, things a listing photo can't show you.

Closing costs are real money, and they're separate from your down payment. Buyers are sometimes surprised to learn they need cash on hand beyond the down payment itself for things like loan fees, title insurance, and prepaid taxes and insurance. Ask your lender for an estimate early, not two weeks before closing.

You will probably not get everything on your wish list. Every buyer walks in with a list, and almost every buyer ends up compromising on something, the yard is smaller than hoped, the kitchen needs updating eventually, the commute is five minutes longer than ideal. Knowing your true non negotiables ahead of time, versus your nice to haves, makes that compromise a lot less stressful when it happens.

And finally, the right agent will tell you when not to buy a house. If I ever tell a client to walk away from a property, it's not because I don't want the commission, it's because something about the house or the deal isn't right for them. That advice is worth more than almost anything else I do.

None of this is meant to scare anyone off. Buying a home is exciting, and it should be. It's just easier to enjoy the process when the surprises are pleasant ones.
