The 20 percent down myth is one of those pieces of financial folklore that seems to get passed down at family dinners regardless of how outdated it is. Let's clear a few of these up.

"You need 20 percent down to buy a house." Not true, and hasn't been the standard requirement for a long time. Plenty of loan programs allow for significantly less down, sometimes in the single digits, depending on the loan type and your financial situation. Twenty percent down avoids private mortgage insurance, which is a real cost consideration, but it is not a hard requirement to purchase.

"Your credit needs to be perfect." Good credit helps you get better terms, but "perfect" and "qualifying" are very different bars. A lot of buyers assume they're not ready when they'd actually qualify today, just maybe not at the absolute best rate available.

"Renting is always throwing money away." This one gets repeated so often it's basically become a proverb, but it's not universally true. Depending on your timeline, the local market, and your specific financial picture, renting can genuinely be the smarter move for a season of life. It's not a moral failing, it's math, and the math is different for everyone.

"Pre-qualified and pre-approved are basically the same thing." They're not, and the difference matters a lot in a competitive offer situation. Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval involves actual verification of your finances and carries real weight when a seller's evaluating your offer.

"The market has to be perfect before you buy." There is no perfect time, there's just your actual life circumstances lining up with what makes sense for you. Waiting indefinitely for some theoretical ideal market often just means waiting.
