What Actually Adds Value Before You List, and What Doesn't

Sellers often assume every home improvement pays for itself at sale, which would be a nice world to live in, but isn't quite how it works. Here's a more honest breakdown.

Worth doing: Fresh, neutral paint throughout, especially if your current colors are bold or dated. It's inexpensive relative to the impact and helps buyers picture their own stuff in the space instead of yours.

Basic landscaping cleanup. Trimmed hedges, fresh mulch, a mowed lawn. This is the first thing buyers see and colors their impression before they even walk in the door.

Fixing obviously broken things. A cracked light switch, a leaky faucet, a door that doesn't close right. These are cheap fixes that quietly signal the whole house has been maintained, versus a buyer wondering what else has been ignored.

Deep cleaning, genuinely deep, not a quick tidy before photos. Buyers notice grime in ways sellers who live there every day have simply stopped seeing.

Usually not worth it, at least not for the return: Full kitchen or bathroom remodels done specifically to sell. These rarely return their full cost, and your taste may not match the eventual buyer's anyway.

High end or unusual finishes that cater to a very specific taste. What you love might actively turn off a buyer with a different aesthetic, and it's a strange thing to spend money creating a preference mismatch right before you sell.

Major structural upgrades done purely for sale, unless an inspection or appraisal issue specifically requires it. These are expensive and buyers don't always pay a premium proportional to the cost.

The general rule worth remembering is that buyers pay for a home that feels clean, cared for, and move in ready, not necessarily for every dollar you've personally invested in it. Before you commit to a bigger project, it's worth a real conversation about what will actually move the needle for your specific home, rather than guessing based on what worked for a neighbor's completely different house.
