Staging has a reputation for being expensive, which isn't entirely fair. A lot of the highest impact staging moves cost very little, they just require actually doing them instead of putting them off until the week the listing goes live.
Start with light, since fall in Portland means you're already fighting shorter days and grayer skies. Open every curtain, replace any dim or mismatched bulbs, and if a room has a genuinely dark corner, a simple lamp can do more work than people expect. Buyers respond to bright rooms even when they can't articulate why.
Declutter harder than feels necessary. What looks like "lived in and cozy" to you often reads as "crowded" to a buyer trying to imagine their own stuff in the space. Clear counters, thin out bookshelves, and pack away anything that's more personal than functional, family photos included. This isn't about erasing your life from the house, it's about giving buyers room to imagine theirs.
Bring in a few seasonal touches without going overboard. A simple wreath, a bowl of seasonal fruit, a cozy throw blanket on the couch, these small signals suggest the home is warm and cared for without tipping into a full pumpkin spice situation that distracts from the actual house.
Don't ignore the entryway. It's the first physical impression a buyer gets, and a cluttered or dark entry sets a tone that's hard to undo even if the rest of the house looks great. A fresh doormat and a clear, well lit path inside goes further than people expect for the cost.
Fix the small stuff you've been ignoring for years. The cabinet door that doesn't quite close, the squeaky step, the light switch that flickers. None of these are expensive fixes individually, but a buyer noticing three or four small unfixed things in a row starts to wonder what else hasn't been maintained, even if the answer is nothing.
And finally, don't underestimate a genuinely deep clean over a quick tidy. Baseboards, windows, that one corner behind the couch nobody's looked at since move in. It's not glamorous, but it's often the single highest return, lowest cost thing you can do before photos and showings start.
