This is one of the more genuinely stressful decisions in the whole process, and there's no universal right answer, just a set of tradeoffs worth actually thinking through instead of defaulting to whichever option feels less scary in the moment.

Selling first gives you clarity. You know exactly how much you're working with, you're not juggling two mortgages, and your offer on the next home comes in clean, without a sale contingency that can make you less competitive against other buyers. The tradeoff is the in between period. If you sell before you've found your next place, you might be renting temporarily, staying with family, or scrambling to close the timing gap, none of which feels great even when it's the financially smarter move.

Buying first gives you more control over timing and less disruption to your daily life, since you're not moving twice. The tradeoff is real financial risk. Carrying two mortgages, even briefly, isn't an option for everyone, and it puts real pressure on you to sell your current home reasonably quickly once you're in the new one.

There are middle paths worth knowing about too. A contingent offer, where your purchase depends on successfully selling your current home, can work in some markets but often loses out to cleaner, non contingent offers in competitive situations. Bridge loans exist to help cover the financial gap between buying and selling, though they come with their own costs and aren't the right fit for every situation.

The honest answer to which approach is right for you depends on your actual financial cushion, how competitive the market is on both the buying and selling side right now, and frankly your own tolerance for uncertainty. Some people can handle a few months of ambiguity without losing sleep. Others need the clarity of one clean transaction before starting the next.
