Hollywood District has one of those names that makes people from out of state assume there's a red carpet somewhere nearby. There isn't. What there is, though, is a genuinely great little pocket of NE Portland built around an actual historic theater, a Sunday farmers market, a popular Trader Joe's and a walkability score that punches above its weight.

The Hollywood Theatre marquee is basically the neighborhood's unofficial landmark, and it's a nice one to have, since it means the area has a built in gathering spot instead of just a stretch of businesses that happen to be near each other. Add in the farmers market on Saturdays and you've got a neighborhood that gives people a reason to be outside on a weekend that isn't just "walking the dog."

Housing here is a mix, more than people expect. You'll find classic 1920s bungalows a few blocks off the main strip, some mid century homes scattered in, and apartment and condo options closer to the transit line for people who'd rather not deal with a driveway at all. It's one of the more architecturally varied stretches of NE Portland, which is either charming or slightly chaotic depending on your personality.

If you like the idea of walking to a farmers market on Saturday morning and a movie at an actual historic theater on Saturday night, you'll love living here. If you'd rather your neighborhood be dead quiet with zero foot traffic ever, Hollywood District is not it.

Transit access is a real selling point here too. The MAX line runs right through, which matters more than people initially think when they're pricing out a second car versus not.

Prices track close to the rest of inner NE Portland, with a small premium for anything within easy walking distance of the theater and market. Worth asking us, as your agent, for actual recent comps rather than trusting a website's estimate, since this pocket has enough variety in housing stock that averages can be misleading.
