Is Fall Actually A Good Time to List?

Every year around this time I get a version of the same question: should I wait until spring? I get why people ask. Spring gets all the marketing hype, the flowering trees, the segments on the local news about the spring market. But I've sold plenty of houses in September and October, and here's the truth: fall has some real advantages that spring doesn't.

For one, there's less competition. A lot of sellers hold off until spring because they assume that's when buyers show up, which means fewer listings hit the market in fall. Less competition means your house gets more attention instead of getting lost in a sea of similar listings three doors down.

The buyers who are out looking in September and October also tend to be more serious. Nobody is casually strolling through open houses in the rain just to see what's out there. If someone's touring homes in the fall, there's usually a real reason behind it, a job relocation, a lease ending, a life change that needs solving before the holidays. That tends to translate into faster decisions and fewer lookieloos.

Timing around the end of the year can work in your favor too. Some buyers are motivated to close before year end for their own financial or planning reasons, which can add real urgency to an offer.

And selfishly, from a presentation standpoint, fall is a genuinely beautiful season here. The light gets warmer, the maples turn, and a house that photographs a little flat in the gray light of February can look completely different with amber leaves in the yard.

None of this means fall is automatically better than spring for every house. If your place needs a full season's worth of yard work to shine, or you're not ready to be out of the house before the holidays, it might make sense to wait. But if you've been on the fence purely because you assume spring is the "real" season, I'd push back on that assumption.
