How to Price Your Home Right Now

Pricing a home is one of those things that sounds simple until you're the one doing it. Pull some comps, pick a number, done, right?

Except every seller we've ever worked with has, at some point, looked at that number and thought either "that seems low" or "that seems insane," usually depending on how emotionally attached they are to the crown molding they installed themselves.

Here's the honest version of how pricing actually works right now.

Comps matter, but recency matters more than people think. A comp from eight months ago tells you less than a comp from six weeks ago, especially in a market that's shifting even slightly.

Condition adjustments are where a lot of sellers get overly optimistic. Yes, you replaced the water heater. No, that does not mean your home is worth ten thousand dollars more than the identical house next door. Buyers care about big, visible things, updated kitchens, updated bathrooms, roof age, not the quiet infrastructure improvements that only you know about.

Overpricing to "leave room for negotiation" is one of the more common mistakes we see, and it usually backfires. A home priced too high sits, and a home that sits starts collecting a story in buyers' minds, usually some version of "what's wrong with it." By the time you drop the price to where it should've been, you've lost the momentum you would've had by pricing it right from day one.

On the flip side, pricing too low hoping for a bidding war is a real strategy, but it's not one to attempt without a clear read on actual buyer demand in your specific area right now, not six months ago, not what worked for your neighbor.

The honest answer to "what should I list at" is never a number we can give you from a spreadsheet alone. It's a number we arrive at together after understanding the market, the comparable sales, and  to together, after actually walking the house, pulling current comps, and being straight with you about what buyers are going to see when they walk in.
