Know your real budget, not just your approval amount. A lender will tell you the maximum you qualify for, but that number often doesn't account for your actual lifestyle, savings goals, or comfort level with a monthly payment. Sit down with your own numbers before you start touring homes, so you're not tempted to stretch further than feels right just because a lender said you could.

Save for more than just the down payment. Closing costs, moving expenses, and that first round of "oh, we need a lawnmower now" purchases add up fast. A good rule of thumb is to have a cushion beyond your down payment for the costs that come right after you get the keys.

Get familiar with the neighborhoods you're actually considering, not just the listings. Drive through at different times of day. Check the commute during actual rush hour, not a quiet Sunday. A house can be perfect and a neighborhood can still be wrong for how you live.

Don't skip the inspection to save money or move faster, especially as a first time buyer. This is the one place where a small upfront cost can save you from a much larger problem down the road, and it's often your best education in how the specific systems in your specific house actually work.

Ask questions, even ones that feel basic. There's no such thing as a silly question in this process, only expensive assumptions. If you don't understand a term in your contract, a step in the timeline, or why something is being negotiated a certain way, ask. That's what your agent is there for.

And build in patience for yourself. Almost every first time buyer I've worked with had at least one moment of doubt or frustration somewhere in the process. That's normal, not a sign that something's wrong. The right home is worth the wait it sometimes takes to find it.
