Fall Home Maintenance Before You List

If you're planning to list this fall, or even early next year, there's a specific list of maintenance items worth handling now, before the weather turns and before a buyer's inspector finds them for you. None of these are glamorous. All of them matter more than people expect.

Start with the gutters. Fall means falling leaves, and clogged gutters are one of the most common, most preventable issues inspectors flag. Overflowing gutters can lead to water finding its way somewhere it shouldn't, and water intrusion is a phrase that makes buyers nervous fast. Clean them now, and check that downspouts are directing water away from the foundation.

Next, look at the roof. You don't need a full inspection, but a walk around the exterior checking for missing or curling shingles, moss buildup, and any obvious wear is worth doing before someone else does it for you during a home inspection. Moss especially loves our fall rain, and a roof that looks neglected reads as what else wasn't maintained to a buyer, even if the roof itself has plenty of life left.

Check exterior caulking and weatherstripping around windows and doors while you're at it. Gaps here don't just cost you on the energy bill, they're an easy, visible thing for a buyer to notice and worry about during a walkthrough.

Furnace and HVAC systems deserve a service call too, not just for function but for paperwork. A recent service record is a small thing that quietly reassures a buyer that the systems have been cared for, and it's good to have on hand as part of your seller disclosures.

Finally, walk your yard with fresh eyes. Trim back anything overgrown, clear fallen leaves and branches, and make sure walkways are clear and well-lit as the days get shorter. First impressions happen before a buyer ever reaches your front door.

None of this needs to happen all at once, and most of it isn't expensive. But handled before you list, it prevents surprises during inspection and keeps negotiations focused on the house itself instead of a punch list of deferred maintenance.
