The Question That Changes Everything

Early in almost every buyer conversation I have, I ask a question that tends to catch people off guard.

Not "how many bedrooms?" Not "what's your budget?" Not "have you been pre-approved?"

Those questions matter. We'll get there. But the question I actually want answered first is this:

Tell me about your Saturdays.

Not your ideal Saturdays. Your real ones. What do you actually do? Do you sleep in and walk to coffee, or are you up early and out the door to a trail? Do you run errands in a focused two-hour window and then want to be home, or do you meander through farmers markets and end up somewhere you didn't plan? Do you have kids who need to be somewhere, or a dog who needs a lot of space, or aging parents you're trying to be closer to?

Because here's what twelve years of helping people find homes in the Portland metro has taught me: buyers almost always know what they want in a house. Bedrooms, bathrooms, a garage, a yard of some reasonable size. That part is usually pretty clear.

What's harder — and what matters just as much — is figuring out where that house should be.

The Portland metro is not one place. It's a collection of very distinct communities, each with its own personality, its own pace, its own version of a good Saturday morning. Choosing the wrong one — even in a home you love — is a slow kind of unhappy. You notice it in small ways at first. The commute that's slightly longer than you wanted. The neighborhood that's quiet in a way that feels lonely rather than peaceful. The errands that require a twenty-minute drive instead of a ten-minute walk.

The right community doesn't fix everything. But it makes everything a little easier. And the way to find it isn't by reading the stats — it's by being honest about your life.
